IKEA Shelves + Drywall Anchor Repair
Client called at 11am — two KALLAX units needed mounting, previous tenant had left three gaping anchor holes in the gypsum. We showed up at 2pm with the right toggle bolts for hollow drywall. Patched the old holes with compound, let it set while we hung the shelves level. Touched up with matching paint from the super. Client was surprised we brought the paint.
Bathroom Faucet Replacement + Valve Shutoff
Expat renter had no idea where the building valve shutoff was — water dripping under the sink for three weeks. We located the shutoff in the basement utility room (it took 20 minutes to find), replaced the corroded cartridge and the braided supply lines, reseated the drain gasket that was also leaking slowly. Total water damage: none, because we caught it. Landlord never responded to her messages.
Electrical Panel Diagnosis + Flickering Circuit
Property manager called about a kitchen circuit tripping every time the microwave and coffee maker ran at the same time. We opened the panel — a 15A breaker was feeding a 20A circuit, and someone had doubled up two circuits on a single slot. Separated the circuits, installed the correct breaker, rewired the kitchen outlets to their own dedicated run. Also found a neutral wire that was just twisted together with no wire nut, sitting loose in the box. That one was a fire risk.
Showed up.
